Modern Home Plans

We’re on a mission to bring good design to the masses.

Because good design makes life better.

You’ve heard it before, but that’s because it’s true. Good design helps us live more engaged, more present, and more fully. Why?

When our time is focused on what really matters—gathering, sharing meals, resting, and engaging with each other—rather than what’s not working in our home, we can enjoy life to its fullest. That’s why we believe that good design should be accessible and affordable for everyone.

Our home plans are ready to build as shown, but are also created to be flexible. Modifications for your specific needs or the site you choose are quick and easy to make. That saves you time and money so you can move forward in building the home of your dreams.

Inspired by old midwestern charm.

It was on a walk through the historic neighborhoods of Lawrence, KS one sunny afternoon that it struck us. Eureka!

Who doesn’t love beautiful tree-lined streets, a cold lemonade on your front porch, feeling truly rooted and connected to your neighbors, your community? So we sat. We sketched. We observed and documented the details of our favorite homes. Then we considered the needs of the modern family.

As architects by trade, we’ve devoted our careers to carefully designing dozens of custom homes, large and small. And we’ve learned a thing or two along the way. How should the spaces relate to each other? What’s the perfect size for a bedroom? How do you balance daily needs with those big group gatherings? Each of our home plans are designed for your family now and also allow you to age-in-place as time goes on. This will be the last home you ever need.

Good for the people. And the planet.

If this really is the last home you ever need, it needs to be built to a higher standard.

Using our knowledge of passive heating and cooling systems, strict energy code standards, and advanced construction techniques that reduce material waste, we’ve designed each of our modern house plans with sustainability in mind.

Thick exterior walls allow for generous insulation. Sun shading systems and roof overhangs help filter the good light coming in and keep the bad heat out. Operable windows encourage natural ventilation instead of cranking up the A/C. However, most of a home’s efficiency is based on how it is placed on the site. So we include orientation recommendations on each set of plans.

These homes are designed with Passive House and Net Zero standards in mind. If you’re interested in pursuing either of those certifications, just reach out. We can help you achieve a highly energy-efficient home that reduces long-term energy costs.

And if you really want to impress your friends, assure them that your new abode knocks the sustainable triple bottom line—economy, ecology, and social equity—out of the park.
